In real estate there are only a handful of rules; one of them is that ‘well located and appropriately priced property always moves quickly’. And is it any wonder? Although most buyers would welcome a screaming bargain in reality  ‘well located and appropriately priced’ is exactly the kind of thing you’re looking for.

Trouble is there is high demand for good property (even when the overall market is a bit sluggish) and they get snapped up promptly. To nab that special property before anyone else does you need to be ready.

One of the main things to have sorted prior is finance. This applies as much to existing home owners as it does to first time buyers. In fact in 2010 we saw several current home owners make the mistake of thinking that because the bank already had them as mortgage customers financing a new property could be taken for granted. Take it from us, rules can change. And with the global financial meltdown the rules got very tight (thankfully they’ve relaxed a bit since).

Equally, we’d recommend that you take the time to compile a thorough loan application. Don’t be tempted to rush; prepare to provide detail. It might seem like a pain at the time but in the long run will make the process far smoother. Lay your cards on the table upfront and have a mortgage broker ’screen’ your proposal before the bank gets it. Your mortgage broker will know what the bank is looking for and be able to present you in the best light possible to ensure your application is successful.
